There have been so many lawsuits, judgements, discussions, and complaints regarding the DOJ and NAR by industry insiders since these issues have been brought to the forefront in 2019 and have continued until the summer of 2024. At 1 Percent Lists our point of view is that it should be very simple to plot a path forward. We as an industry need to continually ask ourselves what is best for our clients. Our clients are those that we have a contractual relationship and fiduciary obligation to. What is best for them, not us, is what we should always be striving to do in all situations at all times.
Why we were founded
Our founders Grant and Kelly Clayton began their real estate careers after having a bad relationship with a real estate agent. No one knows better than them what it means to be treated poorly by someone who you paid a very high fee to look after your best interests.

Our #1 responsibility is to our clients. Not our fellow agents. Not the real estate industry. Not even ourselves. Our #1 responsibility is to the clients that hire us to perform for them everyday.
Affordable
We are the low cost leader for hiring a knowledgeable, full-service real estate agent. We believe it is impossible to be a true fiduciary for your client if you begin that relationship by negotiating the maximum possible fee from them.
No hidden fees
All fees should be disclosed in a transparent manner up front. This includes the amount of all fees and when those fees will be owed.
Expectations
It is vitally important to set expectations up front between a client and their agent. What services will be provided by the agent, how often, and when. This is critical to having a successful client/agent relationship.
Full service
Being more cost effective should not mean poor service. We will strive to exceed expectations of what you would expect especially given the very affordable price for our services.
Honest
Never tell a client what they want to hear just to get a deal. We owe it to our clients to be truthful at all times regardless of how well or poorly they might receive that information.
Transparency
All documents (unless required otherwise by a governing body) should be as short as possible and easy to read. No document created by 1 Percent Lists should be so long or have language so difficult that a typical client could not understand it.

We believe unfortunately that “the industry” had lost its way and something drastic needed to happen to bring it back to its roots. We are thankful that these changes have been forced on an industry who seemingly forgot who its REAL clients are. Our fiduciary responsibility is not to the industry, our fellow agents, or ourselves. It is to you. 1 Percent Lists was born out of an understanding that we owe a responsibility to you, our clients, to provide a great service for a fair price.
We have been fighting for you, our clients, above all other things since our inception in 2015. We have represented thousands of clients and saved them millions in real estate commission.
These changes are exciting and we are thankful that our business model will remain essentially unchanged by any of these dramatic shifts.
